Building Inspections
The primary goal of the Building inspections department is to enforce the North Carolina State Building Codes to include Electrical, Mechanical, Plumbing, Fire for all Residential and Commercial projects. This shall apply to ALL construction, alteration, movement, enlargement, replacement, repair, use and occupancy, demolition of every Building or Structure to include appurtenances connected or attached to such buildings or structures.*

The NC Building Code Council has confirmed the transition dates to the new 2012 North Carolina State Building Codes. The North Carolina Residential and Commercial Building Codes will take effect at different times as determined by the NC General Assembly and the NC Building Code Council as follows:

  • The 2012 NC Building (including the Accessibility Code – 2009 ANSI A117.1), Fire Prevention, Mechanical, Plumbing and Fuel Gas Codes has a transition period of September 1, 2011, through June 1, 2012.
  • The 2012 NC Residential Code and NC Energy Conservation Code will have a transition period of January 1, 2012 through March 1, 2012.
  • The 2011 NC Electric Code effective date will be reviewed during the NC General Assembly’s 2012 session. Consequently, we will continue using the 2008 edition of the NC Electrical Code until further notice from the NC General Assembly or the NC Building Code Council.


Residential Building Permit applications submitted to the Town on or after March 1, 2012 must comply with the 2012 NC State Residential Code (except as noted above regarding the electrical code). During the transitional period, up to February 29, 2012, builders should identify which Code they wish to utilize at the time of the permit application submittal. Commercial Building Permit applications will follow a similar transition and will be effective beginning June 1, 2012. Prior/existing approved and active permits will continue to be allowed to utilize the NC State Building Code under which they were originally approved.

*If your dwelling is located in a subdivision/neighborhood with a homeowners association (HOA) or property owner association (POA) please make sure your plans do not conflict with HOA/POA covenants first.
